What a turnover includes
Everything is quoted together, so you are not coordinating a hauler, a handyman and a cleaner to get one unit back on the market.
- A free walk-through of the unit for the quote, with a written list and price
- Cleanout of anything the old tenant left, inside and out
- Repairs: drywall, doors, trim, blinds, caulk, fixtures and the usual wear
- Touch-up paint
- A final clean that leaves the unit move-in ready
- Pressure washing the entry, walkway or deck when it needs it
If a unit needs bigger decisions than a normal turnover, we walk it with you first and give you a prioritized list before any work starts.

Walk the unit
Before move-out if the tenant allows, or right after. We go room by room and note what needs to happen.

One price, one ready date
You get the written list, the price, and the date the unit will be ready, before any work starts. Quotes are good for 30 days.

Turn it
Cleanout, repairs, paint and clean, in that order. You pay when it is done: cash, check, card or any payment app.
What this is not
This is the physical work between tenants, not running the rental. We don't screen tenants, collect rent, show the unit or handle leases. We also don't take full roof replacement, HVAC, electrical panel work, or hazardous material like asbestos. If the walkthrough turns one of those up, it goes on the list as a separate item for the right trade.

How fast can you turn over a rental between tenants?
It depends on what the unit needs, but most take a few days once it is empty: cleanout, repairs, touch-up paint, and a final clean that leaves it move-in ready. After we walk the unit, you get a written list, price and ready date before work starts.
Do I need to be there?
No. Leave a key, a lockbox or a door code, and approve the written list and price by text or email. You do not have to be on site for the work.
What if the tenant left the unit in rough shape?
Heavy cleanouts and bigger repairs just make a longer list. You still see the full price in writing before you commit to anything.
Do you handle tenants or leasing?
No. We do the physical work on the unit: cleanouts, repairs, paint and maintenance. Leasing, rent and tenant questions stay with you.
